The honest case against
When another venue fits better
Every point below comes from the venue's own published terms and from documented weddings. None of it makes this a bad venue. It makes it the wrong one for some couples, and better to know now.
- You want to book a venue and stop making decisions.The rental buys grounds, terraces, gardens, pool patio, cabana and beach access plus a caretaker, and that is it. Every table, chair, plate, light, meal and bar comes in from outside, and the venue itself recommends couples hire a local planner.
- You want a long night.A standard event runs eight hours with a hard stop at midnight, and the only extension goes to 1AM at $1,000 USD per extra hour. In the winter months the sun goes early, so the ceremony and golden hour portraits have to be built backwards from sunset rather than forwards from the start of the rental.
- You want getting-ready coverage and portraits inside the house.The villa is a private residence, closed for entry during the event, with no overnight lodging. Getting ready happens at the Villa La Joya condo, 600 feet or about a 3 minute walk away, which rents at $400 USD, and shooting inside the villa is a separate $450 USD add-on with a time limit.
- You want a rain plan that is already on site.Cover comes from Clear Sky Tents at $800 to $4,350 USD depending on which part of the property you need covered, installed only on full payment, at prices stated as valid 2024 to 2026. Retrofitting on the day is not an option.
- You want a Saturday.A 45 guest Monday wedding is $6,950 while a 151-plus guest Saturday is $12,950, a $6,000 swing on venue rental alone. The $1,995 four hour elopement rate is Monday to Thursday only.
- You are bringing a large guest list.Two bathrooms serve the entire event, at any guest count up to 200. A large wedding means renting additional restrooms through the planner.

- No getting ready or overnight stays in the villa; the condo (600 ft, 3 min walk) is $400, and indoor villa shooting is a separate $450 add on with a time limit.
- Standard event is 4pm to midnight (8 hrs); extra hours to 1am cost $1,000/hr.
- Rental covers only grounds, terraces, gardens, pool patio, cabana, beach access and a caretaker; hire a strong local planner for everything else.
- Rain cover comes from Clear Sky Tents, $800 to $4,350 depending on area covered, installed only after full payment (2024 to 2026 pricing).
- Only two bathrooms serve events up to 200 guests; large weddings should add restroom rentals through the planner.

- Book beds nearbyNobody sleeps at the villa. The lodging the venue itself lists for guests includes Iberostar Paraiso Beach, a short walk down the beach, plus nearby private villas.
- At the airportIgnore anyone offering a ride between the arrivals door and the curb, however official they look. Only pre-arranged and federally authorized transport may pick up at the terminal, and the walk-up offers are where the overcharge stories come from. Ride-hailing apps work for the trip back to the airport but are unreliable for arrivals, so do not plan a pickup around one.
- Book the drive before you flyReserve a private transfer in advance: the driver meets you with a name sign, at a fixed price agreed up front, and tracks your flight if it runs late. - Can we get the photographer fee and day pass charge in writing? Published figures run $400 to $450; does it drop if our photographer books a room?
- Is the 2025 to 2026 price sheet the one that applies to our date, or will a revised sheet be issued before we sign?
- Which parts of the property does each Clear Sky Tent size cover at our guest count, and what is the deadline for reserving one?
- How long is our indoor shooting window under the $450 fee, and where in the day can we schedule it?

From behind the camera
How the light works here
Arch's note on the whole property: when the sun starts setting the whole place glows. The garden lawn at the sea's edge gives that ocean backdrop without sand underfoot. After dark the property carries itself on bistro lights strung over the pool and candles lining the walkways, so a late ceremony is workable but trades golden hour for ambient night light. The villa's high ceilings, arches and shaded corners also give soft directional light through the day, unlike an open beach where you fight direct sun with no shade.
The best time to start your ceremony
Arch's own rule for this coast is to begin the ceremony about 90 minutes before sunset, which leaves the vows in soft light and still keeps time for portraits. Start times are rounded to the half hour for these coordinates. Playa Paraiso, Quintana Roo. UTC-5 all year: the state left daylight saving in 2015. Times are town level, so they run within a couple of minutes of the property.
